Ho Chi Minh City approves the land price adjustment coefficient in Binh Chanh, Binh Tan

HCM City People's Committee has approved land price adjustment coefficient to calculate compensation, support and resettlement in some projects.


Accordingly, for the construction project of Zone E of Urban Area in An Phu Tay commune (Binh Chanh district), the coefficient of land price adjustment in National Highway 1A (section from Binh Dien bridge to Quan intersection Bananas from 2,768 to 3,702; Hoang Dao Thuy road (section from National Highway 1A to District 8) from 3,669 to 3,702; An Phu Tay - Hung Long road (section from National Highway 1A to Rach Gia bridge) from 3,861 to 4,030; Nguyen Van Linh (from National Highway 1A to District 7) from 2.117 to 2.281 and Highway 2 from Nguyen Van Linh to An Phu Tay - Hung Long from 2.117 to 2.281.

For land used for non-agricultural production that is not commercial land or service, the coefficient of adjustment of frontage land price of National Highway 1A (section from Binh Dien Bridge to Quan Chuoi junction) is 3,287 and Hoang River frontage Dao Thuy (section from National Highway 1A to District 8) is 3,485. Adjusted coefficient of agricultural land prices from 13,875 to 14,894. For resettlement land, the adjustment coefficient ranges from 2.362 to 5.382. The land use right price in the corridor of two fronts is 10% higher than the land use right price in front lot 1.

For the level of support for training, job conversion and job search for households and individuals when the State recovers agricultural land from households and individuals directly engaged in agricultural production, the adjustment coefficient is 3.5.

For the investment project on Muong Le sluice, Binh Hung Hoa B ward (Binh Tan district), the land adjustment coefficient at interprovincial road 5-6 from 4.266 to 4.497; Road No 6 and Road No 8 from 4.266 to 4.330 and Highway 1A is 3.737. Adjusted coefficient of agricultural land prices from 18.4737 to 20.195. For land in front of An Lac resettlement area, An Lac ward, the adjustment coefficient is 3,299.

For the construction project of Vinh Loc A Secondary School, Vinh Loc A Commune (Binh Chanh District), the coefficient of adjustment of agricultural land price from 16,873 to 17,902. For the level of support for training, job conversion and job search for households and individuals when the State recovers agricultural land from households and individuals directly engaged in agricultural production, the adjustment coefficient is 3.25.

For Binh Chanh - South Saigon 110kV line 3 project, phase 2 in Binh Chanh district, the coefficient of land price adjustment in National Highway 50 (from Nguyen Van Linh to Phong Phu commune) is 2008 and Nguyen Van Linh street is 2,541. The coefficient of adjustment of agricultural land price in Phong Phu commune is 12,057 and Binh Hung commune is 24,226. For the level of support for training, job conversion and job search for households and individuals when the State recovers agricultural land from households and individuals directly engaged in agricultural production, the adjustment coefficient is 5.

For Tan Da - Ham Tu commercial office complex, Ward 10, District 5, the coefficient of adjustment of land prices in front of Vo Van Kiet and Hai Thuong Lan Ong street is 3.42326; Tan Da from 3,42327 to 4,09829 depending on the location. For non-agricultural production land, the adjustment coefficient is 3.25208.
